A conversation with Dan Pepper is a millennial who recognized the opportunities in real estate and is achieving great success. Dan talks about the Pitfalls of conducting due diligence on real estate and discusses mistakes he made on the due diligence side, He got caught up in the exuberance of the Deal. This was a little place – a 16 Units- this was a decent deal but he paid too much for it ..i paid too much for it because it was a great piece of property – He was excited , It was a well maintained, well managed place and I just liked it .He got into it…little too much exuberance, probably paid too much

More generally, Dan gives his view of the biggest mistake he believes that investors make and then he  identifies 5 issues pitfalls of due diligence  that an investor should watch out for.

Dans philosophy is never be afraid to ask a question no matter how stupid you think it is. Some of the most brilliant, smartest, wisest people are the ones who that ask the most questions and by not asking that question you could be missing the world.
